 Did you know that currently in the city of Toronto there are 181 buildings under construction, 495 buildings in the stage of plans, and 383 buildings unbuilt?  With all the construction happening around the city it is hard to know where to invest in your next home or just an investment property in general.  Where will be the next hot spot to live? What will attract the most people? Where is the best value? Will it be easy to sell in the future? It's easy to feel over whelmed between the bank situations, trying to predict the future and your personal wants and needs, but waiting until all those feelings go away entirely or subside isn't always in your best interest. As real estate professionals it is our duty to be informed and knowledgeable and pass that knowledge on to our customers and clients.  

One of our favourite projects that will be completed in the Summer is River City 3, and we aren't the only ones in love with this building.  River City 3, RC3 for short, has won BILD's Best Building Design for 2014, People's Choice Award and Toronto Urban Design Award.  This cutting edge building is Toronto's first leed gold, carbon neutral residential development.  

The design of the building grabs your attention with the unique shape and sleekness of the black and white while the inside of the building holds your attention with the unbelievable amenities and finishings.  RC3 is the perfect mix for someone who loves to be outside soaking up the short warmth we have, or curling up with a good book and a warm cup of coffee. The stunning suites have 10.5' ceilings in the 1 bedroom 617 sq.ft. unit and 9' ceilings in the other two units with high-end finishings throughout, like a built-in desk and a 'smart house' kitchen with built-in appliances and stone countertop that makes the space feel rich and luxurious. The building itself is designed to attain Toronto Green Standard (TSG) Tier 2, which is the highest level that can be obtained.  RC3 overall energy usage will be reduced 44% through energy efficient lighting, occupancy sensors in common areas, high- efficiency boilers and chillers, Energy Star appliances, condensing dryers, in-suite kill- switches and energy recovery ventilators (ERVs).  The units in RC3 will also be individually metered for electricity, energy and water usage, have dual flush toilets and water efficient faucets and showerheads will be installed with aim of reducing water usage by 45%!   They have also set aside four parking spaces in the building for car share to reduce the need for individual cars and one electric car charging station will be available to the general resident population, encouraging electric car usage in the building.  It doesn't stop there! At least 50% of the roof will be a vegetable green roof and 50% of all wood materials will be FSC Certified and all materials are targeted to have 20% recycling content overall.  These steps have created a building that their residents can be proud to call home.

The best part of the building however, is it's location.  RC3 is at the corner of River and King Street with TTC just steps from the door, the DVP and Gardiner Expressway access right there and only minutes to downtown.  The building is home to restaurants and stores with many more within walking distance or a short drive away.   When the building was launched it is understandable that it sold out quickly!
